Waterproofing for Villas & Independent Houses
Villa waterproofing deals with the details a tower does not have: sloping and flat roof junctions, large glazing surrounds, terraces over habitable rooms, private pools, landscaped decks and basement home theatres. The failure points are almost always junctions between two different systems.
A villa or bungalow owner, or the architect or contractor acting for one, usually during construction or a refurbishment.
What actually makes this difficult
The technical work overlaps with every other kind of building. The constraints are what differ, and they are what a contractor either understands or does not.
- Complex geometry
- Level changes, projections and mixed roof types multiply the junctions where water gets in.
- Finish quality matters
- The waterproofing must not compromise visible architectural finishes.
- High-value contents
- A basement leak in a home theatre or gym is expensive well beyond the building repair.
How we work on these projects
- Detail every junction on drawing before work starts, because that is where villas leak.
- Select systems that sit under the intended architectural finish without dictating it.
- Flood test terraces over habitable rooms without exception.
- Coordinate with the landscape contractor so planter drainage is designed, not improvised.
Systems this kind of project usually needs
- Terrace Waterproofing
Terrace waterproofing is the application of a continuous water barrier across a roof slab, laid to a fall so rainwater drains rather than ponds. In Mumbai the usual choices are brick bat coba with china mosaic, an APP or SBS torch-on membrane, or a liquid-applied polyurethane or polyurea coating.
- Swimming Pool Waterproofing
Swimming pool waterproofing lines the pool shell so treated water cannot escape into the structure and so chemically treated water cannot attack the concrete. It must tolerate permanent water immersion, chlorine or salt chemistry, and the movement of a filled and emptied shell, then accept tile or a finish over the top..
- Basement Waterproofing
Basement waterproofing protects a below-grade structure against groundwater under hydrostatic pressure. Because the water pushes inward continuously, the reliable approach is a box-type system — a continuous barrier wrapping raft and retaining walls — applied pre-construction where possible.
- Podium Waterproofing
Podium waterproofing protects a landscaped or trafficked deck sitting above occupied space — typically parking, a clubhouse or retail. It is demanding because the barrier must survive planter soil, vehicle loads and heavy detailing around drains and columns, while any failure shows up as a leak into the space below, where it is expensive to trace..
- Polyurea Waterproofing
Polyurea is a spray-applied, fast-setting elastomeric coating that gels within seconds and forms a seamless, high-elongation, highly abrasion-resistant membrane. Because it has no joints and builds thickness in a single pass, it suits complex geometry and structures that must return to service quickly — tanks, podiums, parking decks and pools..
- External Plaster & Painting
External plaster and painting is the building's first line of defence against driving rain. Sound, well-bonded plaster sheds water; hollow or cracked plaster holds it against the structure.
Villas & Independent Houses — questions we get asked
Our terrace sits directly over a bedroom. What system should be used?
A terrace over habitable space is unforgiving, because any failure shows up inside the room below. It needs a fully bonded system, a correct fall, a flood test before covering, and careful upturn detailing at every door threshold and parapet.
Can waterproofing be done after the stone or deck finish is laid?
No. The barrier belongs beneath the finish. Applying something on top afterwards is a surface treatment, not waterproofing, and the joints remain a path.
Our pool loses water. Is it the shell or the plumbing?
Pressure-test the circuit first — skimmers, returns and the balance tank account for a large share of losses. If the circuit holds, the shell or its penetrations are the source and need an immersion-grade lining.
Is a basement viable on a high water table plot?
Yes, but only with a properly designed box-type system installed during construction, plus sump and dewatering provision. Retrofitting waterproofing to a leaking finished basement is far more difficult and less reliable.
Do you work with our architect's specification?
Yes. We prefer to be involved at detailing stage, where flagging a junction problem costs a conversation rather than a demolition.
