Polyurea is a spray-applied, fast-setting elastomeric coating that gels within seconds and forms a seamless, high-elongation, highly abrasion-resistant membrane. Because it has no joints and builds thickness in a single pass, it suits complex geometry and structures that must return to service quickly — tanks, podiums, parking decks and pools.

SELECTION

When this is the right system — and when it is not

Waterproofing is a selection problem before it is an application problem. Most failures we are called to fix were the wrong system for the substrate, not a bad product.

When this is the right choice

  • Complex geometry with many penetrations where sheet systems detail badly
  • Fast return to service — it can be walked on within hours
  • High abrasion or mechanical loading
  • Water-retaining structures needing a seamless liner

When it is not

  • Damp or poorly prepared substrates — polyurea is unforgiving of moisture and contamination
  • Budget-driven projects; it requires specialist plural-component spray equipment and trained applicators
  • Where the substrate has active cracking that has not been stabilised first

SURFACE PREPARATION

Almost every failure starts here

Preparation produces nothing visible, costs real money, and is the first thing removed from a cheap quotation. It is also what decides whether the system lasts.

This system is defined by its preparation. The substrate is mechanically prepared — shot-blasted, scarified or diamond-ground — to remove laitance and open the surface to a proper profile, typically in the CSP 3–5 range. Substrate moisture is measured, not assumed, and must be within the primer manufacturer's limit, commonly around 4%. Cracks are cut and filled and all internal angles are filleted. Polyurea is entirely unforgiving of contamination and moisture, and almost every polyurea failure traces back to this stage rather than to the spray.

METHOD

How we apply polyurea waterproofing

Step by step, with the specifications each stage is held to.

  1. 01

    Mechanically prepare and measure moisture

    Shot-blast or grind to an open, sound profile, then measure substrate moisture with a meter. Spraying over a substrate that is too damp produces pinholing and blistering as vapour tries to escape through a fully sealed film.

  2. 02

    Repair and fillet

    Cracks cut and filled, honeycombing made good, and cement or epoxy fillets formed at all internal angles.

  3. 03

    Prime — never skip it

    An epoxy or polyurethane primer is applied to the stated coverage, sometimes with a sand broadcast for mechanical key. Polyurea itself has limited adhesion to bare concrete; the primer is what holds the system on and is not an optional line item.

  4. 04

    Detail before the main spray

    Joints, penetrations and terminations are detailed and reinforced first, so the main application runs continuously over prepared details rather than stopping and starting around them.

  5. 05

    Spray in a single continuous pass

    Applied with heated plural-component equipment, typically around 60–70 °C and high pressure, building 1.5–3.0 mm in a single seamless pass. It gels within seconds, which is exactly why complex geometry suits it — there are no laps to fail.

  6. 06

    Topcoat if UV-exposed

    Aromatic polyurea chalks and loses colour under direct UV. Where the surface stays exposed, an aliphatic topcoat is applied for colour and surface stability.

  7. 07

    Test properly

    Dry film thickness gauged across a grid, adhesion pull-off testing to confirm the primer bond, and holiday or spark testing on tank and containment linings to find pinholes.

None of these are material defects — they are execution defects, which is why the same product can last for years on one building and fail in a single monsoon on another.

How do I know the work was done properly?

Ask for evidence against these checkpoints: substrate moisture measured before spray; dry film thickness gauged across the area; adhesion pull-off testing; holiday/spark testing on tank linings. A contractor who cannot produce them is asking you to take execution quality on trust, on work that will be buried under a finish and impossible to inspect afterwards.

How long does polyurea waterproofing last?

Performance is dominated by substrate preparation and primer selection rather than the polyurea itself. We would rather set that expectation honestly than quote a headline number, because the substrate condition and the standard of application matter more to the outcome than the product's own datasheet figure.

What does polyurea waterproofing cost in Mumbai?

Cost depends on area, substrate condition, access, and how much preparation or structural repair is needed before the system can go on. We do not publish a rate per square foot, because a number quoted without seeing the building is either meaningless or misleading.
