Base Coat Waterproofing in Mumbai

Base coat waterproofing is the bonded preparatory layer applied directly to the structural substrate before the main waterproofing system. It seals the surface, improves adhesion for what follows, and is the layer whose omission causes hollow, debonded coba and blistered membranes.

Waterproofing is a selection problem before it is an application problem. Most failures we are called to fix were the wrong system for the substrate, not a bad product.

Every layer has a job. The ones people cut to save money are usually the ones holding the rest together.

SURFACE PREPARATION

Almost every failure starts here

Preparation produces nothing visible, costs real money, and is the first thing removed from a cheap quotation. It is also what decides whether the system lasts.

The structural surface is swept and washed, and all laitance, curing compound, oil and loose material is mechanically removed. Cracks are cut into a V-groove and filled. The surface is brought to a saturated surface-dry condition — damp but with no standing water — so the slurry cures rather than having its mixing water drawn out by a thirsty substrate.

METHOD

How we apply base coat waterproofing

Step by step, with the specifications each stage is held to.

  1. 01

    Remove laitance

    Laitance is the weak, fine layer that rises to a concrete surface as it cures. A base coat bonded to laitance is bonded to a layer that will itself detach, taking everything above with it.

  2. 02

    Cut and fill cracks

    Cracks opened into a V-groove roughly 10–15 mm and filled with polymer-modified mortar, rather than being skimmed over.

  3. 03

    Wet to saturated surface-dry

    The substrate is wetted and surplus water removed. A dry slab pulls water out of the slurry and prevents it hydrating properly.

  4. 04

    Apply the slurry

    Waterproof cement slurry incorporating an integral compound, brushed or broomed hard into the surface at 2–3 mm so it is worked into the pores rather than laid on top of them.

  5. 05

    Apply the following layer within the window

    Coba, screed or the main system is applied while the base coat is still green, so the two bond as one rather than as two separate layers.

When is base coat waterproofing the wrong choice?

As a standalone barrier — it is a preparatory layer, not a finished system Selecting a system that does not match the substrate, the exposure and the movement it will see is the most expensive mistake in waterproofing, because the failure only shows up after everything above it has been built.

Why does base coat waterproofing fail when it is done badly?

In our experience the recurring causes are: skipped entirely to save cost, causing debonding above; applied over dust or laitance. None of these are material defects — they are execution defects, which is why the same product can last for years on one building and fail in a single monsoon on another.

How do I know the work was done properly?

Ask for evidence against these checkpoints: substrate cleanliness signed off; coverage rate checked. A contractor who cannot produce them is asking you to take execution quality on trust, on work that will be buried under a finish and impossible to inspect afterwards.

How long does base coat waterproofing last?

Performs as part of the system above it. We would rather set that expectation honestly than quote a headline number, because the substrate condition and the standard of application matter more to the outcome than the product's own datasheet figure.

What does base coat waterproofing cost in Mumbai?

Cost depends on area, substrate condition, access, and how much preparation or structural repair is needed before the system can go on. We do not publish a rate per square foot, because a number quoted without seeing the building is either meaningless or misleading. Which standards apply to base coat waterproofing?

The relevant Indian Standards for this work are IS 2645. These cover the design, preparatory work and material requirements. Where a project specification names a different or additional standard, we work to the specification.
