Brick bat coba is the traditional Indian terrace system: broken brick pieces bedded in waterproofed cement mortar, laid to a fall and finished with china mosaic or IPS. It does three jobs at once — it creates the slope, it insulates the slab against Mumbai heat, and it forms a thick, forgiving water barrier. It remains the default for society terraces because it is repairable and long-lived.

SURFACE PREPARATION

Almost every failure starts here

Preparation produces nothing visible, costs real money, and is the first thing removed from a cheap quotation. It is also what decides whether the system lasts.

The slab is cleared of all existing failed material down to sound concrete. Laitance is removed. Cracks are cut into a V-groove and filled with polymer-modified mortar, and honeycombed areas opened up and made good. Exposed reinforcement is cleaned to bright metal and coated before being buried. The slab is washed and brought to saturated surface-dry before the bond coat.

METHOD

How we apply brick bat coba waterproofing

Step by step, with the specifications each stage is held to.

  1. 01

    Strip back and inspect

    Existing coba is removed to the structural slab. Old coba is heavy, and stacking a new layer on top of a failed one adds dead load to a slab that was never designed for it.

  2. 02

    Repair the slab

    Cracks cut and filled, honeycombing made good, exposed reinforcement cleaned and treated before it is covered.

  3. 03

    Soak the brick bats

    Broken brick pieces are soaked in water, typically overnight. Dry bats absorb water from the mortar and prevent it curing, which is a common cause of weak, hollow coba.

  4. 04

    Bond coat

    Waterproof cement slurry at 2–3 mm brushed hard into the prepared slab. This layer is routinely omitted to save cost and is the direct cause of coba that sounds hollow within a few years.

  5. 05

    Lay the bats to fall

    Soaked bats are bedded in waterproofed cement mortar, typically around a 1:4 mix, building an overall thickness of 75–115 mm and laid to a fall of roughly 1:100 to 1:120 toward the outlets. Bats are placed with gaps between them so mortar surrounds each piece rather than them sitting in contact.

  6. 06

    Consolidate

    The layer is beaten and consolidated to compact it and close voids, which is what gives coba its density and its long life.

  7. 07

    Cure properly

    Continuous water curing for 14–21 days. This is the step most often compressed to meet a monsoon deadline, and compressing it produces shrinkage cracking that appears in the second or third season.

  8. 08

    Finish

    China mosaic or IPS laid over the cured coba at 20–25 mm, then a ponding test with the ceiling below observed.
