Waterproofing for Co-operative Housing Societies in Mumbai

Waterproofing a co-operative housing society means solving a technical problem and a governance problem at the same time. The committee needs a scope every member can understand, a defensible quotation, and completion before the monsoon. We survey the whole building, give you a written scope you can put to a general body meeting, and phase the work so residents are disrupted once, not repeatedly.

A chairman, secretary or managing committee member of a registered co-operative housing society, usually acting on repeated leakage complaints from top-floor and top-corner flats after the last monsoon.

CONSTRAINTS

What actually makes this difficult

The technical work overlaps with every other kind of building. The constraints are what differ, and they are what a contractor either understands or does not.

Decision by committee
Nothing is approved by one person. You need a scope and a number that survives a general body meeting and a few sceptical members.
Shared budget
Funded from the repair fund or a special levy. Members want to know why the cheap quote is cheap.
A fixed deadline
1 June does not move. Work has to finish with curing time to spare.
Residents in occupation
People live there throughout. Access, noise, debris and water supply all have to be managed.
METHOD

How we work on these projects

  • A full building survey, not just the flat that complained — leaks rarely originate where they appear.
  • A written scope, area by area, in language a general body meeting can follow.
  • Rate-wise quotation so members can see exactly what each item costs.
  • Phased execution wing by wing, so the building is never fully disrupted.
  • Photographic records at each stage, handed over for the society's file.

QUESTIONS

Co-operative Housing Societies — questions we get asked

Can you give a quotation the committee can present to the general body?

Yes. We provide an itemised, rate-wise scope of work covering each area and system, so members can see what is being done and why. We can also attend the meeting to answer technical questions directly.

Do all residents need to vacate during terrace waterproofing?

No. Terrace work happens above occupied flats and residents stay in place. Access to the terrace is restricted while the system cures, and we phase the work so water supply and common areas keep functioning.

The cheapest quote we received is less than half yours. Why?

Usually because it omits the parts you cannot see: the bond coat, adequate curing time, proper parapet and outlet detailing, or full removal of hollow plaster. Those omissions are invisible at handover and become obvious in the second monsoon. Ask any contractor to state thickness, curing period and junction treatment in writing, and compare on that basis.

When should society waterproofing be scheduled?

Work should be completed before the monsoon, which means starting no later than March or April for a full terrace and facade scope. Membranes and coatings need a dry substrate to bond to and full cure time before rain.

Do you handle the structural repair as well, or only waterproofing?

Both. Most ageing societies need RCC repair to spalling columns, beams and chajjas alongside the waterproofing. Waterproofing over active corrosion simply hides it, so we treat the structure first.
