My ceiling is leaking but the flat above says their bathroom is fine. What now?

Water travels along the slab before it drops, so the entry point is often several metres from the stain. A proper survey checks the terrace, the shaft, the external wall and the wet areas above before anyone is blamed.

Is the society responsible or am I?

Generally, terraces, external walls, shafts and common tanks are society responsibility; the inside of your flat is yours. A written survey identifying the source is what settles it, and we provide that regardless of who ends up paying.

Can you fix just my flat without doing the whole building?

Sometimes. If the source is a wet area inside your flat, yes. If it is the terrace or a shared external wall, a localised patch will fail — the water path is still there and it will simply reappear.

How long does bathroom waterproofing take?

The waterproofing itself is quick; the constraint is opening the sunk slab, curing time and re-tiling. Expect the bathroom to be out of use for several days, and be wary of anyone promising it back the same day.

Will painting over the damp patch help?

No. Paint over a wet substrate traps moisture, peels within a season, and hides the evidence needed to trace the path. Treat the source first.
