COST / MUMBAI

APP Membrane Waterproofing Cost in Mumbai

APP membrane is quoted per square foot with the sheet thickness stated. The three variables that matter are thickness (3 mm or 4 mm), whether the grade is plain or mineral-finished, and whether a protective screed follows — and a quotation that omits all three is not comparable to one that states them.

Our published rate

To be confirmed

We have chosen not to publish a figure we cannot stand behind for your specific building. What follows is more useful anyway: what actually moves the number, and how to compare two quotations honestly.

COST DRIVERS

What actually moves the number

In rough order of how much they typically matter.

Membrane thickness and grade
3 mm and 4 mm are different products at different prices, as are plain and mineral-surfaced grades.
Substrate preparation
The substrate must be dry and primed. Where it needs drying time, that is programme cost.
Detailing density
Upturns, outlets and penetrations are slow, skilled work compared with rolling out flat field area.
Protection layer
Whether a screed or tile finish follows changes both cost and the membrane grade needed.
Fall correction
Where a screed is needed to create fall before the membrane, that is a separate quantity.
SCOPE

What a quotation should and should not include

Normally included

  • Surface preparation and crack treatment
  • Bitumen primer
  • Torch-applied membrane with sealed laps
  • Upturns and outlet collars
  • Seam probing
  • Flood test

Normally excluded

  • Protective screed or finish
  • Structural repair
  • Scaffolding
  • Fall-forming screed unless separately quoted
RED FLAGS

Warning signs in a cheap quotation

None of these prove bad faith. All of them mean the two quotations in front of you are not for the same work.

  • No stated membrane thickness
  • No mention of lap widths or bitumen bleed at seams
  • Plain membrane proposed for permanent exposure with no protection
  • No flood test before covering
THE WORK ITSELF

What app membrane waterproofing involves

APP membrane is an atactic-polypropylene-modified bitumen sheet, torch-applied to a primed substrate with lapped and sealed joints. The APP modifier gives it a high softening point and good UV and heat resistance, which suits exposed Indian terraces. It is supplied in rolls, typically 3mm or 4mm thick, in plain or mineral-finished grades.

QUESTIONS

Cost — questions we get asked

Why will you not publish a rate for this?

Because a rate quoted without seeing the building is either meaningless or misleading. The condition of the existing structure changes the number more than anything else, and it cannot be assessed over the phone. We publish what drives the cost instead, so you can interrogate any quotation — including ours.

What makes two quotations for the same job differ so much?

Almost always the invisible work. 3 mm and 4 mm are different products at different prices, as are plain and mineral-surfaced grades. Beyond that, the items most often trimmed are preparation, curing time and testing — none of which are visible at handover and all of which decide whether the system lasts.

What should I check before accepting a quotation?

That it states thickness, curing period, junction and penetration detailing, and what testing is carried out before anything is covered. A quotation that omits all four is not comparable to one that states them, whatever the headline rate says.

Is the site inspection chargeable?

No. The inspection and the itemised scope that follows are free and carry no obligation. You are free to take that scope to any contractor.

An engineer visits, establishes the real condition, and gives you a rate-wise scope. A housing society committee can put it line by line to a general body meeting.
