Almost every failure starts here
Preparation produces nothing visible, costs real money, and is the first thing removed from a cheap quotation. It is also what decides whether the system lasts.
The elevation is tapped and mapped, and all hollow plaster hacked off to sound substrate. Cracks are cut and filled. Exposed reinforcement is cleaned and coated. The substrate is keyed and thoroughly wetted before plastering, since a dry substrate draws water from the mix and prevents proper hydration.
How we apply external plaster work
Step by step, with the specifications each stage is held to.

Tap survey before and after
Mapped before work so the scope is measured rather than estimated, and again after so the client can verify the hollow areas were actually dealt with.
- 02
Hack off completely
All hollow plaster removed to sound substrate. Partial removal leaves a bonded edge next to an unbonded one, and the failure simply migrates.
- 03
Treat exposed reinforcement
Cleaned to bright metal and given an anti-corrosive coating before being covered again.
- 04
Key and wet the substrate
Surface keyed for mechanical grip and wetted to saturated surface-dry.
- 05
Apply plaster in coats
Waterproofing-compound-modified cement plaster at 12–20 mm, applied in coats rather than one heavy pass.

Cure for 7 days
Continuous water curing. This step produces nothing visible and is therefore the one most often skipped, which is precisely why so much Mumbai plaster is hollow within a few years.

In our experience the recurring causes are: insufficient hacking, leaving hollow areas; dry substrate causing debonding; no curing. None of these are material defects — they are execution defects, which is why the same product can last for years on one building and fail in a single monsoon on another.
How do I know the work was done properly?
Ask for evidence against these checkpoints: hollowness survey before and after; curing logged; thickness checked. A contractor who cannot produce them is asking you to take execution quality on trust, on work that will be buried under a finish and impossible to inspect afterwards.
How long does external plaster work last?
Long-lived when properly bonded and cured. We would rather set that expectation honestly than quote a headline number, because the substrate condition and the standard of application matter more to the outcome than the product's own datasheet figure.
What does external plaster work cost in Mumbai?
Cost depends on area, substrate condition, access, and how much preparation or structural repair is needed before the system can go on. We do not publish a rate per square foot, because a number quoted without seeing the building is either meaningless or misleading.
