Why heritage restoration is a materials problem
Ballard Estate’s building stock is lime-mortar masonry. Lime works by letting moisture move through it and evaporate.
Sealing that fabric with a modern impermeable coating traps water inside the wall, where it dissolves salts, crystallises and pushes the face off. The coating accelerates precisely the decay it was applied to prevent. This is the single most common — and most expensive — mistake made on heritage buildings in Mumbai.
The balance is to use modern systems where they are concealed and compatible, and traditional, breathable, reversible interventions on the visible fabric.
